Florida Homestead Portability Explained: Transferring Save Our Homes

Florida “homestead portability” is one of the most valuable — and least understood — property tax benefits in the state. It lets you transfer your Save Our Homes tax cap savings from your old home to a new Florida home when you move. For long-time Florida owners, this can save $5,000-$50,000+ in property taxes annually.

What Save Our Homes Actually Does

Florida’s Save Our Homes amendment caps assessed value increases on homesteaded properties at 3% per year (or CPI, whichever is less). Over decades, this creates a huge gap between market value and assessed value. A home purchased for $200K in 1998 might have a market value of $600K but assessed value of only $350K.

How Portability Transfers the Cap

When you sell your Florida homestead and buy another Florida homestead within 3 years, you can transfer up to $500,000 of your Save Our Homes cap benefit to the new property. This immediately reduces the assessed value of your new home — meaning lower property taxes from year 1.

The Math on a Real Example

Sell $600K home with $350K assessed value = $250K portability benefit. Buy new $800K home. Without portability, new assessed value would be $800K. With portability, new assessed value is $550K ($800K – $250K). Annual tax savings on the $250K reduction at 1.9% millage rate: about $4,750/year.

Requirements to Claim Portability

Sell your Florida homestead (or abandon homestead). Buy a new Florida property within 3 years. Establish it as your homestead. File Form DR-501T with your county appraiser. Must apply within 2 years of establishing new homestead.

Downsizing Portability

If you buy a less expensive home, you transfer a proportional benefit. Example: sell $600K home with $250K benefit, buy $400K new home. Transfer = $250K × ($400K/$600K) = $166,666 benefit on new home. Not as good as upsizing, but still substantial.

Selling Timing Matters

Do not abandon homestead before selling — this can forfeit portability. Coordinate with your Homeinc closing coordinator to file portability paperwork correctly and preserve your benefit for your next purchase.
